DRESS YOUR HOUSE FOR SUCCESS

Here are a few of our secrets when it comes time to prepare your home for sale and showings. You'll find below the first few things you should consider to make your home more desirable to a prospective buyer. Each home will be different from the stand point of achieving the best appearance. Consult with us for other details that will make the difference for you in obtaining top dollar and best terms for your home.

HOME PREPARATION TIPS

#1: 1st impressions are the most important. Check the visibility of your house numbers, repaint or polish if necessary, pressure wash side walks, clean roofs etc.

#2: Create an inviting walkway. Add color with annuals and a new doormat to brighten your home and welcome buyers.  Make sure your front door looks new with paint and new hardware.

#3: Appeal to Buyer's sense of smell and create an inviting feeling by lighting scented candles or baking.

#4: Sharpen the look of your rooms by paying attention to detail; polish knobs and handles, replace lights in bathrooms and kitchen as necessary.

#5: When showing turn on all lights to highlight your home's amenities.

#6: Create a focal point in your entryway by adding a picture, lamp or plant.

#7: Remove furniture to make rooms appear larger and allow for a clear traffic pattern.  You might want to consider professional staging to greatly enhance the interior of the home.

#8: Unify the accent pieces and details in your home by replacing old lamp shades, bedspreads and bath towels, coordinating matching area rugs, pillows and candles throughout all rooms.

#9: Always test your doorbell to be certain it is in good working order.

#10: Move your best pieces of furniture toward the front of each room and your least attractive pieces toward the back.

#11: Hang all pictures on the low side and hang mirrors across from windows that get a lot of light or have a view.

#12: Set your dining room table for decorative appeal.

#13: Place plants and fresh flowers in rooms to add vibrancy and freshness; use big, bright or bold accessories to draw attention to important areas of the room.

#14: Try not to be present when prospective buyers are viewing your home; if you are present, keep conversation to a minimum.
