Have you ever heard of friends that can't sell their home. They've even hired a second Realtor and still they are having problems. You probably have not heard of someone that had to accept a price much less than they were prepared to accept because no other buyers would make an offer. Quite embarrassing! Do you know why this happens? When they purchased the home they did not have someone guiding them that understood investment and re-sale success principles. They did not know about all of the factors that go into choosing a good home. They might have had a real estate salesman that just wanted to make the quick sale and did. When it becomes time to sell the home, it is at that unfortunate time that they learn about some of the pitfalls that home buyers can fall into and the expensive consequences and heart ache that can transpire.

Have you ever wondered why for over a hundred years people use Realtor's. It is because good Realtor's are very worthwhile when it comes to buying or selling your next home. Yes, it is a home but I feel you should look at it more as a real estate investment.

Purchasing a home is usually one of the single largest purchases of your life time. Mistake #2: Not knowing how much they can afford before they make an offer or not knowing how much their credit can affect their ability to buy or refinance a home. The easiest way to avoid this mistake is to get pre-approved for a mortgage by a lender so you know in advance exactly how much you can afford as well as the costs you will incur. Before you buy a home, many of the clouds on your credit history can be cleared up or even eliminated. All of this helps facilitate an easier negotiation in terms of acceptance price since your pre-approval is like going in with cash.

Mistake #3: Not realizing that the wrong mortgage can cost thousands of dollars in needless interest and taxes.
