We understand how much stress is at hand when an executive and family is being relocated to the area as well as needing to secure housing. Florida Executive Realty and Dave Maks can accommodate your company and individuals with professional services enabling your company or executives a smooth transition.
Our main objective for our clients is for them to obtain financial security through Real Estate Investing. This means that we devote the majority of our professional time educating our clients about Tampa Bay's Real Estate, focusing on their needs helping them and their family understand the area's layout, amenities, schools and market conditions. We feel it is our duty to be good listeners taking the time to understand their special needs. Professionally certified and trained in relocation our utmost goal is taking the time to help clients know the area and empowering clients with the information necessary for them to make the most informed decisions possible in all phases of the transaction. PERSONALIZED TELEPHONE CONFERENCE -- This call will be made at a time that is convenient to our client. This fact finding call will allow Dave Maks to understand the initial needs of the client as well as introduce the Tampa Bay area to them answering many of their initial questions.
COMPREHENSIVE RELOCATION PACKET -- A comprehensive relocation packet will be personalized and sent to our new client. This packet will contain much of the information the client expresses interest in concerning our phone conversation. Most include area information, demographics, school information, relocation guides, maps, current real estate listings which fit their needs and a Sunday newspaper.
CONTINUED PHONE OR EMAIL CONTACT -- Many times clients are six to twelve months out before their visit. We take the time to continue to touch base and answer any further questions with the client until their expected travel into the area to review Tampa Bay.
TEMPORARY LODGING -- We can assist our clients if short term housing is required. We will assist our client to find the right temporary lodging to fit their needs. This will include Hotel, Motel, Condo, Town Home or Residential rentals.
INITIAL CONSULTATION -- Upon the clients arrival into the area, we feel it very important to take the time to meet and review the area in front of maps as well as answer any further questions the client may have. This is the time where we overview the area, commute times, schools, market conditions etc. We take the extra time to answer any and all of our clients questions. Each client will be given several useful types of information to help them understand the local process in buying property as well as shopping for a mortgage.
MORTGAGE ASSISTANCE - We know several of the areas professional firms to referr our client to and we are prepared to offer counseling on how to obtain the lowest cost and best terms mortgage.
INITIAL HOME SEARCH -- Depending upon the clients time envelope an initial automobile tour of the areas they have expressed interest in might be the best use of time. This will include tours of subdivisions and other attractions of Tampa Bay. This is always left up to the client and their time line.
HOME SEARCH & PROPERTY EVALUATION -- We feel it is in the best interest of our client to bring to their attention all homes listed by all real estate agents as well as For Sale By Owners. Private showings appointments will be made to review each property of interest. We will discuss the positive and negative features of a property that may affect its value and future resale. We will also review with clients all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to us.
HOME FOUND -- We will now provide clients with a comprehensive comparable market analysis to ascertain how the home is priced on the market. We will discuss negotiation techniques and strategies before writing the offer.
THE PURCHASE OFFER -- We will make sure each client fully understands the purchase agreement before we begin writing the offer. We then will prepare the offer and present it to the seller in the manner our client would like us to do.
INSPECTIONS AND REFERRALS --We will provide clients with a list of professional home inspectors, engineers and more if our clients so desire.
REPAIR AGREEMENT NEGOTIATION - We will aid you in helping you understand what repairs are required by the contract agreement to be completed. We will always negotiatte repairs to be paid for and completed by the seller before closing.
MONITORING THE PROCESS -- We will make sure each detail of the buying process is monitored. Ongoing communication to our client is extremely important.
WALK THROUGH - Count on us to be personally there during the final walk through of the property insuring all repairs have been completed.
CELEBRATION DAY -- We don't like to call it closing day just because of the way it sounds. This is the day our client takes possession of their new home and we do everything possible to make it a special day. We also will review the final statement to make sure all prorations and charges are correct and we will attend by your side to help with any issues or to answer our clients questions.
AFTER THE SALE -- We endeavor to stay in contact with every client we serve making sure that they are happy in every way. We follow up on any remaining details or service needs and answer any future questions they might have anytime.
